    What Are Real Estate Appraisal Services?

    Real estate appraisal services estimate the value of a property, such as a house, land or commercial building, for a defined purpose and effective date.

    What it means in simple terms

    A real estate appraisal is an opinion of property value based on property information and market analysis for a specified effective date. A market-value assignment considers the price indicated by the relevant market evidence.

    Who provides the service

    Ask the proposed appraiser about current credentials and experience suited to the assignment. Clients can include property owners, lenders and other organizations.

    Appraisers may specialize in:

    A typical appraisal process involves several steps:

Cost approach : value based on the land value plus the cost to rebuild the structure, minus depreciation.
